Bathroom Renovation Aurora

Bathroom Renovations Across Aurora & Central York Region

Our crew renovates residential bathrooms across every neighbourhood in the Town of Aurora and surrounding York Region communities. Because a 1960s bungalow in Regency Acres and a 2004 detached home in Bayview Northeast are framed and plumbed very differently behind the tile, we plan each job around the era of your house.

From heritage streets near Yonge and Wellington to newer family subdivisions east of Bayview Avenue and estate properties along the Oak Ridges Moraine, Aurora’s housing stock spans more than seventy years of residential construction. Knowing what sits behind the drywall in your neighbourhood helps keep your schedule and budget predictable once demolition begins.

Mid-century bungalows and mature streets: Regency Acres, Aurora Village & Aurora Heights

Streets around Yonge Street, Wellington Street, Victoria Street and Kennedy Street—including Regency Acres and Aurora Village—feature 1950s to 1970s bungalows, split-levels and mature two-storey homes. In many of these houses, the main bathroom is a compact 5 x 8 ft or 7 x 9 ft three-piece room whose plumbing and subfloor have seen decades of daily use.

What we plan for in older Aurora houses:

  • Aging shut-offs, drains and subfloors. Early copper supply lines without local shut-off valves, older cast-iron or galvanized drain connections, and plywood subfloors softened around the toilet ring are best replaced while the floor and walls are open. If you already notice a ceiling stain below an upstairs bath, start with our bathroom repairs in Aurora page.
  • Proper exterior exhaust venting. Older bathrooms often rely on a small window or an underpowered fan that vents moist air into the attic space. While the ceiling is open, we run an insulated duct to an exterior wall or roof hood.
  • Barrier-free tub conversions. Bungalows in Regency Acres and Aurora Village are well suited to aging in place. Converting a high-walled tub into a low-curb or curbless walk-in shower with solid wood blocking for grab bars makes everyday routines safer. See accessible bathroom renovations and tub-to-shower conversions.

1980s and 1990s family homes: Aurora Highlands & Aurora Grove

Detached two-storey houses west of Yonge in Aurora Highlands and east of Industrial Parkway South in Aurora Grove frequently still have their original oak vanities, cultured-marble counters, 4-inch ceramic wall tile and built-in whirlpool tubs. Here, a full bathroom renovation or bathtub replacement lets us strip out dated tile and drywall, install a thermostatic shower valve, add wet-rated LED pot lights, and fit a quartz-topped single or double vanity—similar to our bookmatched marble double-vanity ensuite case study.

2000s subdivisions: Bayview Northeast, Bayview Wellington & Bayview Southeast

Two-storey detached homes and townhomes built between Bayview Avenue, Leslie Street and Wellington Street East share a signature builder floor plan: a four- or five-piece primary ensuite dominated by a tiled corner whirlpool tub deck next to a cramped 36-inch pre-formed shower stall. Because the modern ABS drain stacks and engineered floor joists are usually in sound condition, the most popular project in these subdivisions is removing the corner deck and stall to build a generous frameless glass walk-in shower with a stone bench, recessed niche and double vanity—often without relocating the toilet stack.

Read our local article on upgrading a builder-grade ensuite in Aurora. Many homes in Bayview Northeast and Bayview Wellington also have rough-in drain stubs in the lower level ready for a permitted basement bathroom.

Estate properties and acreage homes: Hills of St. Andrew, Aurora Estates & Rural Aurora

Custom residences in Hills of St. Andrew, Aurora Estates and along the Oak Ridges Moraine often feature oversized primary suites where homeowners install freestanding soaking tubs, curbless wet zones, heated porcelain slab floors and custom millwork—like our primary bathroom with freestanding tub and pebble-floor shower.

Condominiums and townhomes: Yonge Street & Wellington Street corridors

Low- and mid-rise condo buildings along Yonge Street, Wellington Street and Bayview Avenue require condominium board approval before any renovation work starts. We supply our WSIB clearance certificate, commercial liability insurance naming the condominium corporation, and a written scope of work, and we book deliveries and noisy work around elevator windows and building rules. Because drain traps sit inside the concrete floor slab, our small and condo bathrooms crew upgrades the shower, tile, vanity and lighting within the existing plumbing footprint. See our condo shower and powder room case study.
