Our Bathroom Renovation Process in Aurora
Five clear stages from your initial bathroom photos to final walkthrough—so you know how your quote is calculated, when Town of Aurora permits apply, and what happens on site each week.

Five stages from room photos to completed bathroom
Quote from photos
Send room photos or a short video clip—or review the room by phone—and receive an itemized written quote.
Measure & drawings
We verify measurements in person, inspect framing and plumbing, and draw the layout for your sign-off.
Permits & condo sign-off
When drains move, we coordinate a Town of Aurora permit. In a condo, management approves the package first.
Protected 7-stage build
Demolition, rough plumbing, ESA electrical, membrane waterproofing, tile setting, cabinetry and custom glass.
Walkthrough & 1-year visit
We test every fixture and drain with you at handover and return in year one for minor settling adjustments.
1. Line-by-line written quote from your photos or video
Finding out what your Aurora bathroom remodel will cost does not require an evening sales visit. Use our online quote form to upload up to five photos or short video clips of your bathroom, or call us at (647) 800-6880 to talk through your project.
The most helpful photos show the bathroom from the hallway door, the inside of the tub or shower, the floor tile, the ceiling fan and lighting, and the plumbing pipes inside the vanity cabinet. Let us know what you want to change and which tier on our Aurora bathroom renovation cost page matches your target budget.
We reply with an itemized written quote that separates installation labour from finish materials. Because our labour packages and trade rates are consistent, our photo estimate normally sits very close to the final contract figure. Any detail that must be checked in person—such as floor joist direction under a planned curbless shower pan or subfloor condition beside an older tub—is noted clearly in writing.
2. In-home measurement and layout drawings
Once you like the written quote and want to move ahead, we schedule a straightforward on-site visit to take laser measurements, inspect the plumbing stack and subfloor, check exhaust fan venting to the exterior, and confirm the final written estimate for your contract.
Before demolition day is booked, we prepare dimensioned layout drawings (plus a 3D view when helpful) for your sign-off. Together we confirm vanity width and drawer clearance, door swing, recessed niche placement, shower bench depth, tile layout centrelines, drain location and tempered glass swing. Adjusting a niche height or faucet centre on paper takes minutes; changing it after porcelain is set costs time and material.
3. Town of Aurora permits and condominium board approvals
When your remodel replaces a bathtub, shower, toilet and vanity in their existing footprints without altering the piping, the Town of Aurora Building Division does not require a municipal building permit. When the design moves drain lines, adds a new fixture, alters load-bearing framing or builds a basement bathroom, a municipal permit is required through the Town of Aurora CityView Portal (cvportal.aurora.ca)—and a separate Plumbing & Drain Permit Application may apply—so we build the submission and municipal inspections directly into your schedule. Read our complete article on Aurora bathroom renovation permits.
If your bathroom is inside a condominium building along Yonge Street, Wellington Street or Bayview Avenue, the property manager and board must sign off on the alteration package before work begins. We supply our WSIB clearance certificate, commercial liability insurance certificate naming the condominium corporation, and written scope of work, and schedule deliveries around service-elevator bookings. See our small and condo bathrooms page for details.
4. Seven-stage construction sequence in your home
Every bathroom our crew builds follows the same seven-step sequence so nothing behind the walls is skipped:
- Hallway protection, dust barriers and demolition. We lay padded floor runners from your entry door to the bathroom, hang dust containment at the doorway, strip the old fixtures and tile down to the studs, and haul debris out promptly.
- Rough-in plumbing and ESA-inspected electrical. New water supply lines, relocated ABS drains, a new pressure-balanced or thermostatic shower mixing valve, GFCI receptacles, wet-rated LED pot lights, electric floor-heating cables and an insulated exhaust fan vented outdoors.
- Framing, subfloor levelling and solid wood blocking. Framing for recessed niches, benches and half-walls, plus solid 2x8 or 2x10 wood blocking between studs wherever grab bars, towel bars, wall-hung vanities or heavy glass hinges will be anchored.
- Continuous membrane waterproofing. Waterproof backer board, bonded sheet membrane and sealed corner and pipe collars across the entire shower enclosure and pan. Visit our walk-in showers page for how we build a watertight enclosure.
- Tile layout and setting. Main floor porcelain, shower walls, mosaic pans and feature walls set with levelling clips to your approved drawings, grouted and finished with flexible 100% silicone at all changes of plane.
- Vanity cabinetry, stone counters and plumbing trim. Vanity cabinet, quartz or stone countertop, undermount basins, faucets, one-piece toilet, mirrors, sconces and moisture-resistant paint.
- Custom tempered glass measurement and installation. Once the tile and stone curb or threshold are finished, 10 mm frameless glass is measured directly off the tiled walls and installed as the closing step.
A complete full bathroom renovation typically takes three to five weeks on site, while a standard alcove tub-to-shower conversion normally finishes in one to two weeks.
5. Final walkthrough and complimentary 1-year service visit
When the bathroom is complete, we walk through the room with you, test every faucet, shower head, drain trap, fan and GFCI outlet, and complete any final touch-up before handover.
Your renovation is protected by our written labour warranty along with a complimentary service call during the first 12 months to adjust cabinet hardware or touch up caulking after seasonal house movement. Common questions
Can I receive a written, itemized estimate before scheduling an in-home visit?
Yes. Send us a few room photos or a quick video clip through our online quote form—or walk us through your bathroom by phone at (647) 800-6880—and we will return an itemized written quote first. Once the numbers fit your plans, we visit to verify measurements and finalize your layout drawing.
Do you include layout drawings and guidance on choosing tile and fixtures?
Every full renovation includes dimensioned layout drawings (and 3D views where helpful) for your approval before demolition. We also advise on practical details like slip-resistant shower floor tile, niche heights, vanity drawer plumbing cut-outs and tempered glass door swing.
How do you protect hardwood stairs and hallways during demolition and tiling?
On morning one we lay padded floor protection from the entry door to the bathroom, seal the doorway with a dust barrier, keep tools inside the work area, vacuum at the end of every shift, and haul demolition debris away promptly.
